800 square feet for my American friends. White, bright, warm. Not grandma's flat with a lockbox on the door. The photos undersell it.

The stuff that actually matters

Four Things No Other Listing Tells You.

Why this one, not the other four thousand.

🏛️

A real old-Palermo lane

Narrow, worn, gorgeous, behind San Domenico. Laundry overhead, life in the street. You don't visit this Palermo. You live in it.

😴

You sleep like a baby

The bedroom faces the inside, away from the street. At night it's dead silent. You sleep like you've got nowhere to be, because you don't.

🛗

An elevator. In the old town.

In the historic center, basically a miracle. Up to the third floor, then five steps. Five. I counted.

🚌

Shuttle stop behind the flat

The airport bus drops you three minutes away. You land, turn the corner, you're home.

Yellow walls, laundry on the line, a cactus in the sun. Not a monument. Just real Palermo, being Palermo.

Where it is

Full Center. All on Foot. Zero Souvenir Shops.

Everything on foot, far from the fridge magnets and the "authentic cannoli" dead in the window since God knows when. Too lazy to walk? Bus stops two minutes away.

No surprises

What's Actually Inside.

No "oh, they forgot the one thing." Here's what you get.

🍳 Kitchen

Oven, dishwasher, fridge. Pans every size, plates, glasses, a corkscrew that exists. Lavazza A Modo Mio machine AND a moka pot, whichever kind of coffee person you are. You buy nothing.

💻 Work & comfort

Real desk, brand-new monitor, fast fiber all over the flat. Smart TV (your account). AC that heats and cools.

🚿 Bath & laundry

Proper shower, hot water. A washer-dryer, plus a balcony with a line and pegs, the Sicilian way.

🛏️ Linens & check-in

Self check-in, walkthrough video. Bed linens, bath towels, and kitchen towels, with fresh changes on longer stays. The stuff most hosts "forget."

Long stay? Basics are on me, but I'm not restocking your soap for three weeks or doing your grocery run. You're a grown-up. We clear?

Nico, the host, smiling in a Palermo alley

Who's talking

Hi. I'm Nico. I Own the Joint.

I founded We Are Palermo, I'm a Superhost, and I'm a real Palermitano, not some vlogger who ate one cannolo and calls himself an expert. I was born here. This is one of the streets worth living on.

I've lived out of Airbnbs for twenty years, so I built this one out of everything I always wished I'd found. A real desk. A silent bedroom. An elevator, for the love of God. Any problem, any hour, I'm one message away.

Worst case, a clean new flat on a beautiful old street and a Sicilian who gives a damn.

Let's be honest

Perfect for Some. Wrong for Others.

Clear terms, long friendship. So nobody's surprised on arrival day.

✅ Perfect for you if

  • You want the REAL old Palermo, a lived-in street with neighbors, not a postcard next to a souvenir shop.
  • You're a couple or two friends here to walk everywhere and eat your body weight in cannoli.
  • You sleep better in silence. That inside-facing bedroom is dead quiet, you'll sleep like a baby.
  • You told everyone you'd "work remote from Palermo" and need a real desk to keep up the act.
  • You treat a home like a home. You made the mess, you tidy up. Simple.

🚫 Maybe not for you if

  • You want a hotel. A front desk, a bellhop, someone to call at 3am for towels. This is a real, fully equipped home, not a lobby. If that's what you need, book a hotel, honestly.
  • You've only ever done the polished, souvenir-shop cities where everything's Disneyland-neat. Palermo's old town is a beautiful, ancient little maze. Real Mediterranean city. If that makes you nervous, you might have picked the wrong town.
  • Your travel philosophy is "I paid, so I'll trash it and who cares." Not my guest. This is my home, treated with respect, and it comes with a few house rules I actually mean.

Still smiling? Then you're my kind of guest. Welcome to the street.

The questions everyone asks

Straight Answers. No Fine Print.

The stuff you were about to message me anyway. Tap to open.

Is it actually quiet?

The bedroom faces the inside, so at night it's dead silent, you sleep like a baby. And the living-room windows are proper double-glazed, close them and you don't hear a thing. Out front it's a living old town. Inside, silence when you want it.

This is the one with the elevator, right?

It is. Third floor, elevator does the heavy lifting, then five little steps. Five. In the old town that's a miracle, and I'll keep bragging about it.

How do I get here from the airport?

Insultingly easy. The shuttle stop is right behind the flat, three minutes on foot. The shared taxi drops you at that same spot, not the door, don't let anyone tell you otherwise. Land at 2am? A private taxi does the job.

Is the area safe?

Dead safe, dead central. It's a real old town, narrow lanes, laundry overhead, life in the street. That's the soul of Palermo. If you jump at your own shadow, maybe the tourist bubble near Politeama suits you better. Here, you're in the real thing.

I have a car. Where do I park?

It's the center, so a ZTL and parking's a blood sport. Park outside and walk in, or use a garage nearby (pins in the guide). Honestly, once you're here you won't touch the car.

Can I actually work from here?

Built for it. Real desk, new monitor, fast fiber all over the flat. Do your calls, close the laptop, go get a cannolo. That's the correct order.

How many people does it sleep?

Two. Built for a couple, honest about it. A group of five is a different flat, and I'll point you to one. By law I register everyone, so book for the real number.

Is there laundry?

A washer-dryer, so you pack light and let the machine do it while you're out. Plus a balcony with a line and pegs, the Sicilian way. Best dryer on the island, and it's free.
